JOB DESCRIPTION 

TITLE:                     MAINTENANCE-GROUNDS SUPERVISOR 

QUALIFICATIONS:   

REPORTS TO:          District Operations Manager

 

SUPERVISES:          All district buildings and grounds staff

 

Performance Responsibilities

  1. Directs the maintenance of all buildings and grounds as to cleanliness, safety, and necessary repairs/repairing.
  2. Organizes, implements, and continuously monitors a program of preventive maintenance for all areas of concern and their equipment.
  3. Schedules work routines for department staff.
  4. Responsibility for the comprehensive overall planning and scheduling of maintenance and repair requirements of the district.
  5. Continuously conducts a continuing analysis of departmental systems and procedures.
  6. Conducts a continuing program of staff training and personnel development.
  7. Assists in determining and establishing detailed specifications pertaining to departmental supplies, materials, equipment, and in-house or local contract work.
  8. Maintains a coordinated inventory control program for all areas.
  9. Supervises all outside contractors performing work for the district.
  10. Oversees the operation and care of the district’s heating and air conditioning units and emergency generators to see that they are operating fully and cared for in a continuous preventative maintenance program.
  11. Supervises the firing of pressure boilers and implements the firing operation in order to provide the necessary heat, hot water, and cooling according to season, temperature, and demand.
  12. Monitors all fuel oil deliveries and tank meter readings.
  13. Oversees the repair, lubrication, and cleaning of boiler equipment and air conditioning units as well as unit ventilators.
  14. Directs the preparation of playing field, grounds, and other necessary facilities for athletic and other school activities.
  15. Receives, stores, and issues all maintenance and ground materials, supplies and equipment.
  16. Conducts inspection of all district facilities to ensure fire safety.
  17. Review on a regular basis all security precautions and procedures and recommends additions, changes, or reductions in service as appropriate.
  18. Supervises and inspects the improvement and renovation work performed by both in-house crews and outside contractors, and verifies that the terms of all such scheduled work or contracts have been fulfilled before final approval and or payment.
  19. Works cooperatively with the Transportation Supervisor in insuring that all district vehicles used for plowing of snow are in operating condition and establishes requirements and schedules for plowing operations with both the district owned vehicles and all contracted services.
  20. Makes recommendations for the assignment of or the termination of employment of all personnel encompassed within his area of responsibility.
  21. Inspects all school buildings, grounds, and installations on a continuous basis to determine that high standards of workmanship, cleanliness, safety and security are maintained.
  22. Keeps informed of the latest trends, developments, and products in the areas of maintenance, repair, upkeep and encourages innovation and experimentation as appropriate.
  23. Maintains such personnel and other records, paperwork for areas of concern as are necessary or required by the District’s Administration Center Business Office.
  24. Works with commissioned architects in the construction of new facilities, architectural projects to ensure compliance with district requirements and economy and implements professional procedures and results.
  25. Visits all construction projects at frequent intervals to inspect and assure that plans, specifications, codes, and regulations are being observed and followed.
  26. Investigates reports of faulty workmanship or failure of materials and takes appropriate action under the terms of the guarantee or work code standards.
  27. Investigates problems involving property adjoining the district’s land sites.
  28. Prepares estimates of cost for landscaping changes.
  29. Coordinates, supervises, and participates in the building and grounds care for all of the district’s needs.
  30. Trains subordinates to perform departmental required skills.
  31. Assists subordinated to perform departmental required skills.
  32. Assists all subordinate Buildings and Grounds Supervisors in the solving of operational problems they encounter.
  33. Performs staff evaluations as required when required.
  34. Assists in recruiting, screening, recommending for hiring, and training of all staff members.
  35. Performs other tasks or assignments as assigned by the District Administration Center Business Office.
  36. Regular attendance is required.

 

TERMS OF EMPLOYMENT:  Twelve (12) Month.  Salary, work and benefits to be established by the Board of Education.

 

EVALUATION:    Performance of this job is to be evaluated in accordance with the provisions of the Board’s policy on evaluation of support services personnel.
